Listing your property

Let’s say that you want to sell your property, and you list it for $900,000. You know in your mind that you want to get a price of at least $850,000, and you’re padding the price for negotiations. Assume that you receive three offers, ranging from $860,000 to $880,000. You are presented with a “pre-qual letter” that shows the potential owners all have excellent credit, down payment, and are all basically the same on paper.

Do you take the highest offer, or do you and or your agent do research about the potential buyer? Would it help to know if one of your offers is a family that has relatives that live on the next block? You will probably never see an offer that states that, but they are more likely to pay whatever it takes to get this property.

Buying a property

You want to purchase a property, but not sure what to offer? The more information, the better. It’s very easy for a realtor to send you listings, recent sales, etc. for the area to get an idea of value. Take the example above and flip it around.

You are shopping around and find three properties that are the same. The easiest example would be a condo complex or a tract home. Do you offer on one, or all three properties at the same price and see who comes back with the lowest price? Would it help to know if the owner has taken a job back on the east coast, or they are in an active foreclosure?

Financing your property

This is the first thing that you would do if considering buying or refinancing a property. Most fixed-rate loans are either guaranteed by Fannie Mae or Freddie Mac.
